Most granny flats we build have 2 bedrooms. Of the completed projects on our site that list a bedroom count, 49 are 2-bedroom, 8 are 1-bedroom and 1 has 3. A 2-bedroom BlueGum granny flat costs $134,990 to $174,000 for the base build in 2026, and all 12 of our standard 2-bedroom designs are 60 m², the most the NSW rules allow on most blocks.

That figure is the building itself, from the slab through to final clean, kitchen, bathroom and flooring included. Your site is priced separately once we have seen it: plans and approvals, council fees and any non-standard site works. On most Sydney blocks those add $14,000 to $39,000. The cost guide explains each one.
It is the size that rents to the widest group of people: a couple, 2 sharers, a parent with a child. Our working figure for a new 2-bedroom granny flat in Sydney is around $520 a week, and each suburb page gives an estimate for that area. The rental yield guide shows how to turn that into a return.
It also costs less extra than people expect. The bottom of our 2-bedroom range is $9,990 above the bottom of our 1-bedroom range, because the kitchen, bathroom and connections are paid for either way.

For 2 sharers, or a tenant who works from home, the Paddington, Seaforth and William put distance between the rooms.
Hiding it in the bathroom, as the Clovelly and William do, gives the floor back to the living area. A separate laundry, in the Hinchinbrook, Kiama, Manly or Werrington, is easier to live with day to day.
Every design can be changed to suit your block.
A 60 m² granny flat needs more backyard than a 1-bedroom. Nine of our 12 designs ask for a yard about 15 m wide with 12 m from the house to the rear boundary, and each design page lists its own minimum.
Whether you can build at all is set by the state rules, and our NSW granny flat rules guide has every number.

Most of our 2-bedroom projects list a build of 12 weeks, and the longest took 20. Approval comes first and takes its own time: how long a granny flat takes goes from first enquiry to keys.
$134,990 to $174,000 for the base build with BlueGum in 2026, at 60 m². Plans and approvals, council fees and non-standard site works are extra, usually $14,000 to $39,000, and we confirm them in writing after a site inspection.
All 12 of our 2-bedroom designs are 60 m². That is the cap on most NSW blocks, so the designs use all of it.
Our working figure is around $520 a week for a new 2-bedroom in Sydney. It moves a lot by suburb, and each of our suburb pages gives a local estimate.
Often, yes. The Seaforth was designed for small to medium blocks, and a 1-bedroom needs less again. Book a site assessment and we will tell you what fits.
